If you get this email, the reason is that you or your family is renting Beachview North or Beachview South, better known as Yankees or Red Sox this summer. Address 113A & 113B North Yaupon Drive. I know many of you have rented from me in the past and are very familiar with my house and the area. But I thought it would be nice to touch base with all of you on a few things about the house and some exciting news for 2024. I also would like to address a few rules that will make your stay and others stay more enjoyable.
All doors for entering are with an ELECTRONIC CODE (example 4*123456). Prior to your stay you will get an email or text from me with the code which will work for your stay.
All rooms and common area carpets get professionally cleaned prior to the summer season. NEW for this 2024 Season Beachview North (Yankees) has all new flooring in the upstair Bedrooms and Hallway. You will see Luxury Vinyl Planks (LVP). We hope to make this change in the Beachview South RedSox next season. Also new for 2023 we have redone the parking area below the house and the entrance into the home with NEW vinyl Soffet Ceilling and White Vinyl Siding entering the house. For reference the Beachview North (Yankees) side has a blue door and blue hand rails and Beachview South (Red Sox) has a RED Door and Red HandRails. We added nice river rock look to both sides of the house PICTURE of Yankee Side attached.
Also New in 2024 our Red Sox pool has been changed to Salt Water System. This change is also coming next year for the Yankees side. As many of you know we redid the pools and back yard area, this remains the same for 2024. We have a new Charcoal Grill in Beachview South. We ask that if you use it during your stay please clean and remove the ashes after use.
I demand my cleaning service to deliver all of you an impeccably clean home and I think they do that for the most part but on occasion things happen. If by chance something is not clean to your standard, you can bet it’s not clean to mine, so please let me know on the spot. All bathrooms should have a toilet seal that lets you know the bathroom was cleaned, please let me know if you do not find these. I will have them return and take care of it. Please make sure that all of the garbage gets put out on the appropriate days. Dianne Cleaner Ph# (843-382-7591) NEW in 2023 season Garbage receptacles are brand NEW delivered in MAY. Please securely seal your trash so we can maintain a clean TRASH Can minimizing the smell & filth. As always we have 2 Recycling Containers for all of your recyclables.
This House remains a NON Smoking House which includes balconies. I am really cognizant of this because we get many renters that have allergies and asthma. It doesn’t take a rocket scientist to figure out if people are smoking. If my cleaner reports to me that a group smoked, I will be inclined to not rent to that group in subsequent years. The house will be disinfected and our cleaner takes extra time to make sure you get a safe house.
Pools are a ton of fun but need attention. My pool maintenance folks will come twice a week to make sure the pools are clean and crystal clear. This year we have a Leaf Skimmer so that your group can do a quick skim if they do desire. Otherwise call PhD Pool Service speak with Danny (843) 457-5515. The outside area has a picnic table for each side, Please wipe off the table at the end of your stay, you can hose it off if you would like. The tables are located behind the pools. If you decide to move the picnic table to anywhere other than where they are please replace it at the end of your stay. We have Pool Lounge Chairs for your use during your stay.
Our house is so big and we have 6 TV’s and Furniture for everyone to enjoy. I am asking that everyone leave all the furniture exactly where we have it when you arrive. Please do not bring any pool furniture into the house. All the balconies have some chairs. TV Remotes are really hard to keep track of, so this year please leave each remote in the room with the appropriate television. Do your best to return all remotes to these areas. Some of the TV’s are SMART TV’s and have the ability to connect to NETFLIX. I also purchased a CD/BLURAY player for each side in the main family room. If you connect to NetFlix or any other streaming site please disconnect at the end of your stay.
I have two large BEACH BOXES with some Random Beach Equipment. Please bring your own lock and remeber to take it with you at your end of your stay.
Kitchen Supplies and equipment. I really try to have a fully stocked kitchen with everything that you would ever want in your kitchen. Inevitably I miss something or it disappears from the start of the season. Beachview South (Red Sox) has most things labeled, I ask that you do your best to return all equipment to its proper spot. For those of you that are renting both sides I ask that you be very careful to not intermingle things from one side to the other. Yankee stuff and Red Sox stuff don’t like each other. I also have purchased a NEW Stainless Steel Refrigerator for the Yankee side. Please do not change the temperature control of the refrigerators, in the past folks would lower the temperature and cause more trouble. Anything that is left in the cabinets from week to week feel free to use. Pepper, Salt , Coffee, Pancake Mix, Chips Condiments. Both refrigerators have ICE MAKERS. The Red Sox side has a new High Capacity Washing machine. The Yankee side has a brand new Oven this year in 2021.
The all important WIFI. Both sides have their own WIFI NETWORK. Yankees wifi is on the refrigerator and the router by the main TV. The Red Sox (Beachview South) network is Called Red Sox password in violinformal509.
I know some of you have purchased the linen package and your linens with towels will be on your beds prior to your arrival. If you care to add that prior to your arrival please contact me. My rate is far less than the companies that rent linens and towels. $150 vs $300. My linen package does not include wash clothes. If you need an extra set of linens for the futon or pull out couch please let me know.prior to your check in. Please do not use the comforters when sleeping, although they look great historically they are not very clean. I suggest folding them and put them aside. If you get my linen package, at the end of the stay, strip the bed and leave the sheets on the floor or bed with the container either in the closet or on the bed. I do not provide BEACH TOWELS unless you add the BEACH Package.
AC Units and thermostats both houses have two zones Upstairs and Downstairs. Lowering the Temperature below 67 or 68 can cause the units to constantly run and freeze up. I am not asking that anyone not be comfortable but be aware that if the outside temperature is 105 deg F, it will be nearly impossible for the units to maintain a frozen house.with doors opening.and closing.
You will notice this year on the South Side I started putting up pictures of groups that have visited that house. If you would like to add your group picture to that wall please buy an appropriate frame and use COMMAND strips to mount on the wall.
We have Updated and added things to the BEACH Packages. I have added picture of both Beach Packages for this season. The Beach Package with Golf Cart is $400. I am currently trying to buy a second golf cart so that both sides can rent my full beach Package for 2024. Here is a list of things that are included.
